Adonis Village: Request for External Change –  Unit - Bin Area

Description of proposed external change:

The Adonis Village Management Committee has proposed and agreed to extend the village bin and notice board area to allow for the additional recycling bins and greater need for general waste bins due to the high village occupancy.

Currently, the area provided for the bins is tightly constrained restricting access to all bins and the access doors are difficult for residents to use.  The existing brown wooden fencing is now beyond economic repair.  There is currently very little space within the bin area for residents to safely use the bins.  The notice board is also inaccessible set behind a wall and under direct Sun without shade.  There is currently no lighting in and around the bin area or the notice board.

Therefore, it has been decided that the entire bin and notice areas requires extension and substantial renovation.

It is planned to extend the existing bin area by 1m on all sides with a new foundation to replace the crumbling existing base.  The floor will be semi-polished concrete to provide a more hygienic base to ensure cleaning is more effective.  The walls be constructed using Adonis Village Cyprus stone in keeping with the rest of the village, the notice board will be integrated with the structure and provide a roof to shade the notice board.  New lighting will be provided within the bin area and around the notice board to allow safe use after dusk.

Below are draft images of the planned new bin and notice board area. Subject to any objections in the next 28 days from owners, construction is planned to commence in September and be completed before the next AGM.

      That is very well designed on paper, increasing the size will solve one of the issues we have due to the high occupancy due to the rental properties turn over, but it won’t solve the problem we currently have of people leaving garbage outside the bins, and not closing the bins .
      Out of all units the people that leave here full time know what to do. The owners of the rental properties need to educate their tenants what need to be done, most of the issues we currently have is from temporary tenants.

    One of the points to note also, is that we will be changing the bins to ones with a paddle (same as the recycling bins). We felt that one of the reasons why people left their rubbish on the floor was that they did not want to touch the lid of the
    bins.

    Another point to note that we are also intending to expand the width of the area by 100 cm as well as the length (this may not be obvious from the photos). Therefore there will be more room to move around inside the bin area.

    Hopefully these will solve some of the issues you raised quire rightly.

    It's very strange how a such a significant project has not even been presented to any owners for approval. Only very recently just over 1 week ago Helen Tanhaie/Sekulla mentioned on this forum that the Adonis Village Management Committee is 40,000 Euros short in owner's financial contributions that have not been collected for the 22/23 period so why is the committee desperate to finish this project before the 2023 AGM?

    However, After reviewing the above images I have come across a number of ideas/suggestions which are below if owners agree for this project to go ahead:

    1) The use of a (sealed) natural stone cill/wall cap to be installed on top of the stone-cladded walls. Need to see CGI

    2) Only use one sliding gate that slides behind the frontal left side stone wall when opened as there is no need to have 2 gates even if one of the two is fixed it’s a waste and serves no purpose.

    3) Provision on the right-hand side of the wall for the electric main entrance security gate, space is needed for motor and electric control module provisions as well as space for the gate to retract alongside the main boundary wall.

    4) Explore backlit noticeboard or other yellow (warm) downlighting.

    5) The floor to have drain pits on each garbage can point (if required) as if the floor is not going to be level then it should be angled backwards to a central recessed channel.

    6) On the back rear right side (facing back of the project) of the notice board to have a locked unit to house the services for the CCTV cameras and other electrical services.

    7) Conduits are to be installed inside the stone walls for the CCTV cameras to remove white poles where possible.

    8) Cctv should be also inside the garbage room.

    9) Interior stone/ceramic walls to be protected with a sealant for the oils/ grease otherwise will be destroyed in days and plaster/paint damaged due to heavy bins smashing against walls.

    10) If any natural stone flooring is used or large format heavy duty ceramic tiles are used for the flooring mapei epoxy grouting should be used do not use cementitious grout

    11) While constructing the bin areas reconstruct the stone sidewalk around the area or explore the option of a stone flooring that is stain and waterproof (not porous). We could use one material for inside and outside of the bin area/notice board area as long as it blends in. i know some materials.

    12) Incorporate required signage onto the plastic bins. If possible having all black/brown bins would look much more pleasing and denote each cans usage with a label on the bin.

    13) Reduce eye litter of signs on the main entrance. Security etc find other options.

    14) Adonis Village logo to match all styles of Aphrodite Hills being gold and blue. Backlit would also be nice. Not sure if the village can use the Aphrodite Hills symbol as this may be the intellectual property of the Aphrodite Hills (holding company?) we would need to check the international registry to see if protected and if required seek written permission for this.

    15) The red-sloping shaded roof for the noticeboard is nice however I’m worried other owners will copy it and start to use it for their own homes. Maybe we should consider using only wood or creme/tan fabric weave.

    16) All lighting should match Adonis Village styles.

    17) I wish to arrange some provisions or areas in front of the stone wall (left) to plant some trees or jasmine to provide a natural air freshener as such to mask the smell as well as providing some greenery.

    18) A water pipe/tap should also be attached to the rear of the construction for a retractable hose pipe for cleaning.

    I will also add that this work has NOT been approved in the budget and I will strongly advise that this work is approved at the 2023 AGM in order to avoid any further/additional unsettlements/implications.


    I am strongly committed to helping to improve the conditions of Adonis Village by implementing significantly needed changes but it must be all done in a correct and legal manner. If things are not done correctly it can cause huge problems for our village.

    My post/comment does not constitute any preliminary acceptance of the EGC/Drawings posted by the committee. When the correct and lawful time arises to accept the EGC/Project along with acceptance of the budget for the works I will accept or reject it accordingly.

      Dear Xavier,

      Thank you for your well-considered feedback which has been received very positively.

      I am pleased to say that most of your points will be incorporated and trust that you will continue to support this maintenance task during the renovation phase. It would also be beneficial if you would also invite another local firm to provide their credentials and quotation.

      Specifically, to your points. The 3D images are only accurate as a representation limited to the capability of the drawing software used, so there are a few points to mention that you have already raised. The walls will be capped with copping stones, the light fixture will be similar to the dome fittings already in the village, doors will be swing doors and not sliding to avoid a crushing hazard inside, but this can be reviewed with the contractor if there is a safe option, air gaps and drains will be included. Electrical termination box and water taps will be included. The notice board will be lit, and the notice board canopy will be of the same AV pantiles used in the rest of the village.

      No mailbox will be fitted as mail is to be received by the appointed property managers and AV is not a postal address per se. The items you mentioned related to an electronic barrier gate are not considered in this phase. While we have considerable interest in a barrier, both North and South, this would be a future project which needs to be more fully examined with a cost benefit assessment and discussed at AGM. Perhaps this could be raised in October?

      Note that the bin area project is being undertaken as this is considered essential maintenance and is an item that has been/is of constant concern to all owners. We have available budget that was approved last AGM that has been released because feedback from owners was that they prefer the movable umbrellas rather than a fixed Pergola which will now not go ahead.

      Planning permission is not considered as a requirement as this is an existing structure being renovated within a similar footprint and retaining similar building materials to the village. It is also not a covered habitable area and is an essential utility which falls within permitted development.

      This maintenance task has been discussed on the committee and the head points have been considered and agreed by formal MC majority.

      I hope that the owners will support this task. However, we look forward to other comments/objections/recommendation from other owners within the next 27 days. This provides a high level of consultation with owners for tasks needed to be undertaken between AGMS. The MC is ready to engage with all owners on this platform to address any questions and discuss any issues on this task.

      We ask all owners to recognise that AV is not a hotel complex operated by an all-powerful owner. AV is a community managed by volunteer owners on behalf of all owners and with the support of all owners. Nevertheless, not all owners will agree all the time, this could be for good logical reasons, political reasons or for other reasons. Hence, as provided under the terms of the GA a consensus of support is needed, and while accepting that some owners may never agree to anything in order to be controversial and halt anything, we hope that majority of voices will prevail.

    Do we know the approx. costs?
    The design looks neat but a bit heavy.
    We need to make an improvement, however, I doubt it will make a difference to the cleanliness but agrree about the „easier to open bins“.
