Adonis Village: Request for External Change – I1

 

A request is made by the owners of I1 for an external change to their property In line with the agreed Adonis Village procedure.

The owners would like to move a window and wall slightly outwards taking part of the balcony area, as shown on the diagram and photo below. The proposed new wall is shown in a thick red line. The plan is to move it out only in line with the existing front line of the dining room, and not all the way to the line of the existing lounge.

The room to be extended is a bedroom at the back of the house, on the first floor. The owners would like to extend this bedroom to allow sufficient space to install an invalid bed with electronic lifting and other equipment to aid the elderly owner who is in his late 80’s.

The work will be carried out by the Adonis Maintenance Manager so it will be completely in line with the Village existing materials and colours. The existing window and shutters will be re-installed.

As it is on the first floor at the rear of the property, and in a recessed area, it will hardly be noticeable from the road, and will not be overlooked by any other Adonis property.

The owners would like to go ahead with this change as soon as possible following the end of the Request for Change process.

Adonis Village: Request for External Change – unit no M1

 

The owners of M1 would like to install a new narrow roof cover to protect the side of the building and cover the four exposed AC compressor units.

The proposed materials will be the same roof pantiles as used elsewhere in Adonis Village on the roof of all blocks and will appear the same as those used to cover the electrical housing at the side of each block (see photo below).

The objective is twofold, firstly water causing damp inside the property enters the outside through the gaps between the outside wall and the plinth below the AC units (see photo below).. Secondly, the AC units are exposed to the elements and cause the units to deteriorate far sooner than their expected life span and look unsightly.

The new roof cover will extend only so far as to cover the AC units approximately 300 -400 mm and divert rain away from the units and the wall. The roof will extend along most of the side wall and will not have any side wall or front cover except as needed to support the roof. The owners plan to replace all the AC units once the roof protection has been approved and implemented.

The proposed roof will not be seen from the road and is only exposed to the rear and is in any case in keeping with the same tile, shape, type, colour and aesthetics of Adonis Village.

Adonis Village: Request for External Change – R2

 

I would like to do the following to the garden of R2, Adonis Village.

  • I would like to lay artificial grass.
  • I would like to erect a fence on the back and sides of the garden, preferably around 1.5m in height, like the rest.

The garden ends on the main road of the resort and is very exposed and has zero privacy.

The fence I would like to erect will be a maximum of 1.5 metres in height, will be of natural wood material and be varnished in the same colour as the rest of the wooden structures in the village.

The fence design could be the same as the ones of the other main road outside E block which is in and out wood panelling or wood panels.

Adonis Village: Request for External Change – R1

 

A request is made by the owners of R1 for an external change to their property In line with the agreed Adonis Village procedure.

As has already been carried out by a number of other owners, the owner of R1 would like to replace two existing doors and shutters with a UPVC alternative for windows and doors.


This is to improve the security, and heating and insulation of the property during the winter months, and overall energy efficiency of the property.


The supplier will guarantee that all replacement doors and windows will be exactly the same design in terms of dimensions and features, and match the official colours of Adonis Village. The new products will not look discerningly different from the existing ones from a reasonable distance of 10 metres, as with the other properties that have changed their windows and doors.


The supplier to be chosen will be Malcolm Morley that has, supplied the same windows and shutters to other owners in Adonis Village.

A request is made by the owners of O4 for an external change to their property In line with the agreed Adonis Village procedure.

As has already been carried out by a number of other owners, the owners of O4 would like to replace all their existing Windows, doors and shutters with a UPVC alternative for windows and doors, and aluminium for shutters.

As part of this Improvement, the owners will convert a bedroom window to a French patio window by extending the drop (the width remaining the same) of the rear bedroom window looking out over the patio, which Is to be tiled and new matching rail fitted. This again will be carried out to a quality matching finish by Malcolm Morley and his Builders.

The look and style will be the same as the other French windows on the patio and Is not visible by any neighbour, with only a view out over the ravine. Once again, this will be completely In line with the agreed specification and colour as above and the size will be the same as that of the other patio doors.

The Installation will be carried out within 12 months of the request date, to suit the owners and Installation Company.

Adonis Village: Request for External Change – G3

 

A request is made by the owners of G3 for an external change to their property in line with the agreed Adonis Village procedure. 

In common with other owners of town houses in Adonis there is a large ground floor space at the back of the property. The owners of G3 are seeking permission to add one external window and shutter to the area.

Facing the property from the back, the window would be to the right hand side of the garage door. 

These alterations will not increase the size of the property or any boundaries, only increase the amount of natural light and fresh air into the home.

The style of the window on the back of the property will be exactly the same as the others throughout the house to ensure compatibility.

The window will be PVC and exactly the same colour as other PVC windows already installed in Adonis, in accordance with the agreed village colours.

The shutter will be made of aluminium and again exactly the same colour as other green aluminium shutters already installed in Adonis.

The window and shutter will be supplied by one of the 2 approved Adonis suppliers.

Adonis Village: Request for External Change – G1

 

A request is made by the owners of G1 for an external change to their property in line with the agreed Adonis procedure.

The owners would like to attach two sun shades (awnings) over their balcony on the ground floor, at the back of the property. One large shade over the open area and one smaller one on the covered side.

The two sun shades will be approx. 3 m length, of the normal soft material, the same material and beige colour as others in Adonis to blend in with the Village colour scheme.

Adonis Village: Request for External Change – Q1

 

A request has been made by the owners of Q1 for an external change to their property in line with the agreed Adonis Village procedures.

The proposal is to attach a lose removable sunshade to the wood bars of the existing pergola on the first floor. The material will be a soft canvas the same as used elsewhere in Adonis and the same beige colour to fit in with the general colour scheme of the village.

Adonis Village: Request for External Change – Q1

 

A request is made by the owners of Q1 for an external change to their property in line with the agreed Adonis Village procedure.

The proposal is to install a minimally inclined clear polycarbonate panel onto the pergola timbers above the front door of Q1 to protect the front door and pedestrian entrance area from rain. Same as B3 (photo attached).

The panel will span the approx. 4 sections across the 5 timbers (approx 1.95m) projecting approx 2.3m to finish level with the cross-timber that spans the stone support columns. The last approx 0.6m of the timbers that protrude past the columns will not be covered.  

The owners confirm that the work will be carried out by the Adonis Maintenance Manager, as a private job, or by the previous Maintenance Manager who carried out the same work on B3.
