Adonis Village: Request for External Change – C4

 

A request is made by the owners of C4 for an external change to their property in line with the agreed Adonis Village procedure.

As has already been carried out by a number of other owners, the owners of C4 would like to replace all their existing windows, doors, front door and shutters with a uPVC alternative for windows and doors, and aluminium for shutters.

This is to improve the heating and insulation of the property of the property during the winter months, and overall energy efficiency of the property.

The supplier (Morley) will guarantee that all replacement doors, windows and shutters will be exactly the same design in terms of dimensions and features, and match the official colours of Adonis Village. The new products will not look discerningly different from the existing ones from a reasonable distance of 10 metres, as with the other properties that have changed their windows and doors.

Adonis Village: Request for External Change – S3

 

A request is made by the owners of S3 for an external change to their property In line with the agreed Adonis Village procedure. 

As has already been carried out by a number of other owners, the owners of S3 would like to replace all their existing Windows, doors and shutters with a UPVC alternative for windows and doors, and aluminium for shutters. 

This is to improve the security, heating and Insulation of the property during the winter months and the overall energy efficiency of the property. 

The supplier will guarantee that all replacement doors, windows and shutters will be exactly the same design in terms of dimensions and features. Also match the official colours of Adonis Village. The new products will not look discerningly different from the existing ones from a reasonable distance of 10 metres, as with the other properties that have changed their windows and doors. 

The supplier will be one of the 2 approved suppliers of these windows that have already been installed windows in Adonis Village.

The owner would also like to close/wall up one side window in the living room to gain more privacy. The work will be carried out in a way to ensure that the materials will be exactly the same as the existing materials and will look as the rest of the outside walls of the house. 

The owner guarantees that all changes will be made with the approved suppliers of Adonis Village.

Adonis Village: Request for External Change – E2

A request is made by the owners of E2 for an external change to their property In line with the agreed Adonis Village procedure.

The owners wish to add a boundary fence to the rear of the property, overlooking the road, which will give them greater security & privacy.

This will in effect match the fences that already exist on either side of their property.

The owners confirm that their fence will be a similar design and the same colour as the existing fences on either side.

Adonis Village: Request for External Change – B3

 

A request is made by the owners of B3 for an external change to their property In line with the agreed Adonis Village procedure.

The proposal is to install a minimally inclined clear bronze polycarbonate panel onto the pergola timbers above the front door of B3 to protect the front door and pedestrian entrance area from rain.

In the following picture the panel will span the 4 sections across the 5 timbers (approx 1.95m) projecting approx 2.3m to finish level with the cross-timber that spans the stone support columns. The last approx 0.6m of the timbers that protrude past the columns will not be covered.  The polycarbonate panel will have an edge-capping in s/steel or brown plastic.

In the picture below, the staining lines to the paintwork below the pergola caused by rain can be seen. The proposed modification should help to prevent this problem in future, this being the north facing side of the property that catches the worst of any storm.

2016 Unit J3 - Request for External Change

 

A request is made by the owners of J3 for an external change to their property In line with the agreed Adonis Village procedure.

J3 is the very last house at the north end of Adonis Village, and as such, no other Adonis property overlooks it when facing the sea.

The owners would like to extend their kitchen at the front of the property ie. overlooking the main road. The width would be 3.0 mts and the depth would be 1.6 mts. That is exactly the same width as the current kitchen and would extend up to the front door. In terms of depth, it would be up to the end of the wall of the adjacent property.

The extension would not be seen at all from the adjacent property as there are no windows overlooking the proposed extension. And the extension would not create any shadow on the adjacent property.

The diagram on the following page shows exactly where the J3 owners would like to extend their kitchen. The extension is represented by the shaded area at the front of J3. This is the side of the property that overlooks the main road, so the extension will not be seen at all from the internal aspect of Adonis Village.

The external photo below shows where the extension would be sited. It would start at the far wall which currently has a green cupboard, and would stretch up to the current letter box as shown.

The owners guarantee that the extended walls will look exactly like the rest of the building in terms of style, colour and appearance. The flat roof on top of the extension will be built exactly as the existing flat roof over the current kitchen. The new replacement window will be exactly the same style and colour as the existing pvc windows, and supplied and fitted by one of the 2 approved Adonis window suppliers.

The owner understands that the maintenance of the extension & in particular the roof will be their sole responsibility and not part of the Village maintenance program.

In addition, the owner would need to make a formal application for building permission from the local Government Planning Department, and the approval by the Adonis Management Committee is not relevant if the application is not approved by the official planning authorities.

2015 Unit M1 - Replacement Windows

 

A request is made by the owners of M1 for an external change to their property in line with the agreed Adonis Village procedure.

As has already been carried out by a number of other owners, the owners of M1 would like to replace all their existing windows, doors and shutters with a uPVC alternative for windows and doors, and aluminium for shutters.

This is to improve the security, and heating and insulation of the property during the winter months, and overall energy efficiency of the property.

The supplier will guarantee that all replacement doors, windows and shutters will be exactly the same design in terms of dimensions and features, and match the official colours of Adonis Village. The new products will not look discerningly different from the existing ones from a reasonable distance of 10 metres, as with the other properties that have changed their windows and doors.

The supplier to be chosen will be Malcolm Morley that has, supplied the same windows and shutters to other owners in Adonis Village.

As part of this improvement, the owners will convert a bedroom window to a French patio window by extending the drop (the width remaining the same) of the rear bedroom window looking out over the patio. The look and style will be the same as the other French windows on the Patio and is not visible by any neighbour with only a view out over the ravine.  Once again, this will be completely in line with the agreed specification and colour as above, and the size will be the same as that of the other patio doors

The installation will be in some time in 2015 to suit the owners and the installation Company.
